Hope for Commercial Real Estate | Commercial Property Management

As the deepest U.S. recession since the Great Depression grinds on, there are some hopeful signs for a turn around in the much diminished commercial real estate arena.

One factor helping to drive commercial building starts is the aging of America. As the Baby Boomer generation pushes the age demographic ever upward, more senior housing and nursing care facilities are needed. The result is an increase in construction starts for these two areas over last year, according to the Seniors Housing Construction Trends Report 2011.

According to David Schless, president of the American Seniors Housing Association (ASHA), it is an important but modest amount of new construction. "Until the capital markets change and the economy improves, we expect to see relatively muted levels of construction of market-rate seniors housing."

Senior apartments are responsible for 49 percent of the new units currently under way, of which, only 8 percent fall under the category of market-rate properties. Another 20 percent of the new projects are independent living properties, with assisted living properties accounting for 16 percent and nursing care buildings 15 percent.

Another area of recent activity is commercial building investments in secondary markets across the country. This trend may be led by spiking valuations for office properties in a number of gateway cities.

Canadian firms recently purchased nearly a half million square feet office building space in Bethesda, Maryland and Overland Park, Kansas. In Minnesota, Hempel Properties bought a 393,902 square foot property in Minneapolis, close to their home base in Maple Grove.

In California DIRECTV Inc. recently made the largest leasing deal in years by expanding its corporate headquarters into roughly 630,000 square feet of office space at Kilroy Airport Center, in El Segundo.

Office sales transactions in Columbia, S.C., Asheville, N.C. and Detroit over the last month also added to significant commercial real estate activity in secondary city markets. In Pittsburgh, Highwoods Properties bought the 1.54 million square foot complex of office buildings known as PPG Place.

Investor desires for better returns is likely what's driving large commercial purchases in second tier cities across the country. Properties in the largest markets, such as New York, San Francisco and Washington, D.C. may be burdened with fewer risks; however cap rates in those markets are nearing pre-recession levels.

"There are cities at the top end of the market where the pricing is very robust, but the gains [in valuation] have been more limited in places like Houston," notes Sam Chandan, president and chief economist with Chandan Economics. "These are markets where individual core assets will trade at high valuation, but it's still not comparable to D.C., New York or San Francisco."

Nebraska GOP chooses Senate challenger for Kerrey

WASHINGTON (AP) - An insurgent Republican lawmaker in Nebraska will square off against former Sen. Bob Kerrey this fall in the state's U.S. Senate race, as Democrats look to hold onto the Senate seat and control of one part of Capitol Hill.

In Tuesday's Republican primary, state Sen. Deb Fischer rode a wave of discontent with the GOP establishment to best Nebraska Attorney General Jon Bruning, the preferred candidate of Washington, D.C.-based Republicans, and Treasurer Don Stenberg in a race that drew national attention from outside groups in its final, unpredictable weeks.

The outcome underscored years-old divisions within the GOP, and set the stage for a competitive general election race that could determine the balance of power in the U.S. Senate.

Fischer's victory marked also another win for the party's anti-establishment movement just a week after a tea party-supported Richard Mourdock beat Indiana Sen. Richard Lugar in that state's GOP primary.

Elsewhere Tuesday, presumptive presidential nominee Mitt Romney inched closer to his all-but-certain nomination with wins in two more states.

Romney was expected to pick up most - if not all - of Oregon's 25 delegates. Nebraska Republicans also picked Romney although no delegates would be allotted in a vote that amounts to a beauty contest. The state's 32 delegates to the Republican National Convention later this year will be determined at the state convention on July 14.

Romney began the day 171 delegates short of the 1,144 needed for the nomination and was on pace to get them before the month ended. He spent his day in Iowa, a competitive general election battleground, criticizing President Barack Obama on voters' top concern, the economy.

"This is not solely a Democrat or a Republican problem," Romney said in Des Moines in a clear pitch to independent voters who will decide the election. "The issue isn't who deserves the most blame, it's who is going to do what it takes to put out the fire."

Idaho voters also picked nominees for state and congressional offices.

But the biggest race Tuesday was Nebraska's GOP Senate primary.

Democratic Sen. Ben Nelson, a two-term moderate, is retiring and both parties are eyeing his seat. Democrats want to keep it to maintain their Senate majority, while Republicans see an opportunity in their drive to win back control of the Senate.

Democrats control the Senate 51-47, plus two independents who caucus with the majority. But the outcome in November of several competitive Senate races could result in a power shift.

Kerrey, who served Nebraska as governor and as a U.S. senator before leaving Congress in 2001 to become a university president in New York, reluctantly agreed to run again to help give Democrats a shot at holding a seat they've long controlled.

A decorated veteran and former Navy SEAL, Kerrey faced questions about his residency and Republicans filed a legal challenge. The Nebraska Supreme Court ruled it had no jurisdiction to consider the challenge, clearing the way for Kerrey to run for Senate.

Republicans in Washington turned to Bruning, who has been successful in statewide races and had raised $3.5 million through the end of April.

But in the final stretch of the Senate campaign, he found his nomination hardly assured.

Fischer, a rancher from rural Nebraska, mounted a feisty campaign that attracted attention and endorsements from former Alaska Gov. Sarah Palin, failed presidential contender Herman Cain and other tea party darlings.

She's also backed by an outside group, created by TD Ameritrade founder Joe Ricketts, that ran TV ads on her behalf.

Stenberg, for his part, has argued that he is the only "genuine, life-long conservative" in the race. He won the backing of Sen. Jim DeMint of South Carolina but failed during his fourth run for Senate since 1996.

Teenager ejected in Old Beatty Ford head-on collision

ROCKWELL ? A Rockwell teenager was ejected from a Jeep on Old Beatty Ford Road when it crossed the center line and collided with a car Tuesday afternoon.

Kevin Lambert, of Burchette Drive, remained in critical condition at Carolinas Medical Center-NorthEast Tuesday night. Robert Chewy, driver of the oncoming Nissan Altima, was in emergency surgery.

North Carolina State Highway Patrol Trooper Anthony Carpenter said Lambert, 18, and his girlfriend, Josie Miller, 17, were traveling west on Old Beatty Ford Road shortly after 5 p.m. when Lambert?s Jeep crossed the center line.

Carpenter said Lambert was not wearing a seat belt.

Neighbors said they saw Miller crawl out of the back of the Jeep, which was overturned in the front yard at 13020 Old Beatty Ford Road. Lambert was laying next to the Jeep.

Beside a fence on the opposite side of Old Beatty Ford, the Altima was mangled.

Witnesses said two men saw smoke coming from the engine and pulled Chewy out, but the car never caught fire.

All three were taken to NorthEast by ambulance. Authorities said Miller was treated for non-life threatening injuries.

Lambert?s aunt, Abbie Crain, said she was at home when she got the call about the wreck.

Once at the scene, she said, Lambert was conscious. Authorities later said it was one of the few times he was.

?He knew who we were,? she said. ?He just didn?t want anybody touching him. He was so hurt.?

Lambert and Miller have been dating about a year, Crain said.

Relatives said the two were headed to Concord when the wreck happened.

?They?re just too young to be going through this,? she said.

No charges had been filed Tuesday night, Carpenter said.

While emergency crews were on the scene, a Rockwell Rural firefighter was treated for heat exhaustion. Authorities said he was taken to a local area hospital for observation.

First up, Alexis is planning a birthday party for her twins fourth birthday. A Puppy Princess party. Because she calls them princesses and they love puppies. PERF! And then she leaves the party stylist for 10 minutes so she can go get a spray tan instead of doing party prep. Minus 10. One point for every minute you got sprayed, Alexis.

This party will be proof that Alexis really can do it all. Apparently she’s trying to be “Mom Enough.”

Slade is visiting a jeweler. He wants to buy Gretchen a ring and has invited Heather to go ring shopping with him. Maybe because Tamra and Vicki hate him and Alexis and Gretchen are on the outs. Weird. But I like Heather, so Plus 5 for inviting her for feedback.

Slade says he likes to “reverse engineer” everything. Instead of looking at what he can afford, he wants to look at what Gretchen would like and then go backwards. Heather chatted Gretchen up for the information.

The first ring he looks at? $250,000. The second? $37,000. And then he asks about imitation stones because it’s obvious that these are out of his price range. The way I understand it, the ring from a Cracker Jack box might be out of his price range.

Heather’s solution? Buy her a band. Gretchen’s just looking for the words and the sentiment anyway. Plus 10 to Heather for not laughing in his face at that “imitation stone” line.

Tamra’s meeting up with Terry to see about having her Simon tattoo surgically removed from her ring finger. She gets nervous and has to run to the bathroom and Terry and his nurse talk about how she’s a nervous pooper. Minus 5. It’s not as bad as Alexis’ nose gross but it’s still bad.

Eddie’s promised to get Tamra a ring if she gets the Simon tattoo removed. She didn’t tell him she was going to see Terry so he wouldn’t feel pressured.
Tamra has to get up from the table to go back to the bathroom. She quips that Simon’s still being a pain in her ass.

Finally, she’s prepped and she and Terry talk about how Tamra and Eddie will need to incorporate their kids into one family as he cuts a piece of skin off her finger. Wow. Plus 10 for not requesting a Valium.

Vicki’s brother Billy is still in town and their chatting about Briana’s elopement with Ryan. Billy’s concerned that Briana and Ryan don’t know much about each other. Vicki seems perturbed that Briana would still like to have a wedding where Donn and Vicki can give her away. But that’s weird because one of Vicki’s issues with Briana and Ryan’s marriage is that there was not wedding where she could give her daughter away. Hmmm.

Billy asks if Brooks would be at that wedding and Vicki says “yes. He’s my man.” Then talk turns to whether or not Donn is dating and after Billy says he’s sure Donn is, Vicki grills him for information. Minus 15.

It’s party day for Melania and Mackenna. Alexis sends Mackenna to get MAKEUP. And when she doesn’t look like she has makeup on, Alexis sends her back for MORE MAKEUP. She’s FOUR. Minus 50.

Alexis says when she was growing up birthday parties were a homemade cake with three or four best friends coming over and they were great parties. But she’s just dressed her daughters up like they’re auditioning for Toddlers and Tiaras and is throwing them a Puppy Princess Party? Minus another 20.
Gretchen and Heather meet up at Casa de Dubrow. Heather’s house is amazing. Truly. There’s a sitting area in the bathroom. The bathroom Heather doesn’t have to share with Terry.

Heather says the secret to a great marriage is separate bathrooms. Plus 15. Truth, Heather!

Eventually, talk turns to Gretchen and Slade and their future. Gretchen confirms, again, that she’s nervous about Slade’s debt and doesn’t want to marry him while that’s hanging over his head. She doesn’t feel like right now is the best time to get married. Heather tells Gretchen that she doesn’t think Slade understands where Gretchen is in regards to marriage right now.

Gretchen gets choked up when she says she can’t wrap her mind around not being with Slade.
Heather advises Gretchen to talk to Slade and then pours champagne. Plus 10.

In addition to a house full of puppies and mini princesses, Alexis has also hired standard sized princesses for the party. Alexis talks about herself in the third person while telling the party guests about the pulmonary embolism that nearly took her life after her daughters were born. Let’s remember that the guests at this party are FOUR. They probably cannot even say the WORDS pulmonary embolism. Minus 25.

Jim wore a tuxedo to walk Princess Melania and Princess Mackenna down the stairs and then changed right back into shorts and a tee shirt while Alexis rocked a cocktail dress and a tiara. Then they all went on a carriage ride. Because after this party, they’re broke and turning back into pumpkins and little ash girls.  Heather’s going to pick up their son Nicky from football. Plus 5 that she does her parent pick-ups herself.

Remember the audition Heather went on? She didn’t get the role. But she’s relieved. She thinks perhaps the role wasn’t very realistic for her life situation right now.

Terry says that what she does, she does so well - wife, mother, cook - and then he laughs. But she laughs, too. Plus 20 for being an awesome pair.
Back at the birthday party, Alexis is holding a two-month old. She wants another baby. Jim says he wants to wait until they’re grandparents.

“One more baby. One more. I promise I’ll never ask for another thing!” It’s not a puppy, Alexis, but you’ve got a back yard full of those ready for adoption. Minus 5.

Tamra and Eddie are out to dinner. First they talk business, real-estate for her fitness studio. Then Eddie says they should have a sleepover, kids and all, at his house. Tamra says that her kids don’t feel 100% comfortable in his house because they don’t spend a lot of time there. Eddie’s response is that they need to spend more time there so they’ll be more comfortable.

Tamra starts to cry and says she’s afraid if she puts the kids on him, he’ll leave. Eddie’s response: “I would’ve left a long time ago.” Plus 20.

Tamra’s still worried. Eddie doesn’t have any kids and she’s afraid. Eddie’s “taking on a girl who’s five years older with four kids.” And he’s hot.  Eddie says there’s a lot of hot girls in the world, but not all of them are smart and witty like her.  Plus 10.
